Rental punch list after a leak
One list for a property manager or a homeowner: drywall, paint, doors, and the items that do not belong on a handyman visit.
This is the messy list. A leak stained a bedroom. The tenant is out. A door will not latch. Trim came off. A manager wants the unit rentable this week, not five trades on five calendars. Homeowners send the same list after a roof leak or a bad paint job. The job is not “handyman” as a vibe. It is a written scope.
What we put on the list
- Drywall patch and texture after the leak or the holes
- Interior paint on the rooms that were opened
- Doors, hardware, and trim
- Small items next to paint, a roof leak, or siding
- Junk removal if the unit still has the pile
If the list is really a full exterior paint or a new roof, we move that to its own quote. We will not call a replacement a punch list to make the first number look small.
The two quotes
Budget: make it livable
Contain the leak damage. Patch, texture, and paint the failed rooms. Fix the doors and hardware that block a turn. Haul what is in the way.
Longer term: finish the cause
If the roof, siding, or the whole interior is next, that is the second number. You see it on the same report. You decide what happens this week and what waits.
What we actually do
A property manager can text the list. We say what belongs on one visit and what should be its own painting or roofing quote. Same rules as a house we walk with the owner. Written scope. No deposit. Half when we start. Half after you inspect and approve, including multi-item lists.
