Peeling exterior paint on a south wall

The call is usually a south or west wall that is peeling, chalking, or showing the stucco through last year’s cheap coat. The street side looks tired. The shady side still looks acceptable. A salesman will price the whole house from the driveway. We measure the elevation that failed and we tell you when paint is the wrong product.

What failed

Anaheim sun cooks a thin exterior film. If the last crew skipped scrape, sand, caulk, and prime, the new paint lets go in months, not years. Blistering around windows is often moisture, not just UV. Open or rotten siding under the paint is not a paint job. Paint will not close a board that is already moving.

Interior versions of this job are simpler: one room or a full home, plus the drywall patches that belong on the same visit. Those sit on house painting and drywall.

Budget: paint what is failing

The street elevation, the worst rooms, or the walls that are already peeling. Prep is still in the number. A cheap bid that skips prep looks fine for a month and fails in the same sun.

Longer term: full exterior or full interior

The whole envelope, or every room, when the rest of the film is close behind the failed wall. You see both numbers. You pick. We do not bury the cheaper option.

What we actually do

We scrape, sand, caulk, and prime the areas that will show if we skip them. We write the paint grade on the quote. If siding is open, that line moves to siding repair instead of getting painted over. We do not send a salesman whose only job is to add work while he is there.

No deposit to schedule. Half when we start. The rest after you walk the rooms or the exterior and approve the work.

What you should check on any paint bid

  • Is prep a line item, or did they only write “paint the house”?
  • Which elevation or which rooms are in the cheaper option?
  • What brand or grade of paint is written down?
  • Did they look at siding and drywall, or only the color?
