Field notes
Our work in Anaheim
What failed, the two quotes, and what we did. Written like the inspection, not like a brochure.
These are field notes from jobs we walk in Anaheim and North Orange County. We write what failed, the two quotes we put on the report, and what we actually do. We do not invent a family name or a fake before-and-after. Phone photos from the walk go on the page when we have them.
Google rewards proof that someone has done the work. A homeowner rewards the same thing. A stock photo of a painted house does not tell you how we quote a south wall that failed in the Anaheim sun, or a ceiling stain that is really a pipe boot. These pages do.
Roof leak and a hallway ceiling stain
Find the path of the water. Quote the stopgap and the replacement. Patch the drywall only after the roof is quiet.
Peeling exterior paint on a south wall
Prep is the job. We quote the failed elevation first, then the full exterior, and we say when siding is the real problem.
Rental punch list after a leak
One list for a property manager: drywall, paint, doors, and the items that do not belong on a handyman visit.
How we write a job up
The page follows the inspection. What we could see from the ground and the ladder. What the cheaper option actually contains. What the longer-term option replaces. What we will not pretend to know until something is open.
If you are comparing bids, read how to audit a contractor quote first. If you already paid someone and they disappeared, that is contractor ghosted me.
What is not on these pages yet
We will add job photos as they come off the phone. Until then the writeup is the proof: the path of the water, the two numbers, and the sequence. That is more useful than a generated picture of a house we never stood on.
